Sun, skyscrapers and tax-free income — for many UK expats in Dubai, that’s the dream. But here’s the part that often gets missed: living outside the UK doesn’t automatically mean you’re outside the UK tax system.

With the 31 January Self Assessment deadline fast approaching, HMRC reports that millions of taxpayers are still yet to file. And yes — that includes non-UK residents living in Dubai who still have UK property or UK-sourced income.

We often hear:

“But I don’t live in the UK anymore.”

That’s fine — HMRC still wants to hear from you.

If you’re a non-resident with UK rental property, UK employment income, director’s income, or other UK-based earnings, you may still be required to submit a Self Assessment tax return. Miss the deadline and you’re looking at an automatic £100 penalty, even if no tax is ultimately due.

Some taxpayers even welcomed the New Year by filing early — thousands submitted their returns over New Year’s Eve and New Year’s Day, with a handful racing to file in the final hour before midnight. Impressive commitment… but not a strategy we recommend.
